Professional Fire Safety Services
Independent advice. Practical solutions. Life safety first.
20A Limited provides professional fire safety consultancy and compliance services for commercial and residential premises across South Wales, London and surrounding areas.
Our approach is simple: understand the building, identify the actual risks and recommend what is genuinely required.
We provide:
Fire Risk Assessments
Comprehensive assessments tailored to the individual building, its construction, occupancy, fire precautions and evacuation strategy — with clear, prioritised recommendations.
Fire Door Inspections
Detailed inspections of fire doors and doorsets, identifying defects and, where appropriate, practical remedial solutions rather than automatically recommending replacement.
Fire Extinguisher Supply & Servicing
Professional extinguisher servicing, supply and site assessments to help ensure the correct equipment is provided and maintained.
Dry Riser Inspection & Testing
Routine inspections, servicing and pressure testing of dry riser systems to help maintain them in a suitable condition for fire and rescue service use.

Fully qualified & insured | Independent advice | Practical, proportionate solutions
Professional Fire Risk Assessments
We provide comprehensive, independent fire risk assessments tailored to your individual property, its use, construction, occupants and existing fire safety measures.
A Joined-Up Approach to Fire Safety
Where appropriate, our services can be carried out during the same visit, reducing disruption and providing a more joined-up assessment of your property's fire safety arrangements.
Support Doesn't End With the Report
We're available after the assessment to discuss our findings, explain recommendations and answer any questions you may have.
Independent advice. Practical recommendations. Life safety first.
Independent Fire Safety Consultancy
20a Limited
20A Limited provides independent, professional fire safety advice to facilities managers, property managers, building owners, Responsible Persons, landlords, managing agents and leaseholders.
We work across a wide range of residential and commercial properties, providing practical support with Fire Risk Assessments, Fire Door Inspections, Fire Extinguisher Servicing, Dry Riser Inspection & Testing and general fire safety compliance.
Independent Advice
Our advice is based on the building, the risk and the applicable fire safety requirements.
We are not tied to contractors or suppliers who benefit from extensive remedial works. Where work is necessary to protect life and maintain compliance, we will clearly identify it. Equally, we believe recommendations should be appropriate, proportionate and properly justified.
Our role is not simply to identify deficiencies. We help clients understand what needs to be done, why it needs to be done and the most practical way of addressing it.
Working With Those Responsible for Building Safety
We regularly work alongside facilities managers, property managers, Responsible Persons and building owners, providing ongoing fire safety support rather than simply issuing a report and walking away.
We also provide independent advice to leaseholders who may have concerns about proposed fire safety remedial works, helping them understand reports and distinguish essential safety work from recommendations or improvements that may go beyond what is reasonably required.
Qualified, Experienced & Practical
Our assessments and inspections are supported by recognised fire safety qualifications and practical experience of managing fire safety within real buildings.
Reports are designed to be clear and usable, with prioritised recommendations, photographic evidence where appropriate and practical actions that can be implemented.
And our support doesn't end when the report is issued. We're available afterwards to discuss findings, answer questions and provide further guidance where required.
Independent advice. Proportionate recommendations. Life safety first.
